Hyatt Revises Hotel Designs to Lower Construction Costs and Improve Investment Returns

Hyatt Hotels Corporation has introduced revised designs for its Hyatt Place and Hyatt Studios hotel brands, with the aim of reducing development costs and improving financial returns for hotel owners. The changes follow feedback from owners and developers who are looking for more efficient ways to build and operate hotels amid rising expenses.

Under the updated design, the Hyatt Place prototype will accommodate 127 rooms, compared with 140 in the previous version. The building's overall area will be reduced by nearly 20%, while the new four-storey structure will use timber construction instead of the earlier six-storey steel-and-concrete design. According to the company, the changes are expected to lower construction costs by approximately 25%.

Hyatt has also modified the design of its Hyatt Studios extended-stay properties. The revised prototype is nearly 3,000 square feet smaller and includes 12 fewer rooms. However, the updated layout provides a larger lobby and introduces 356 square feet of meeting space, placing greater emphasis on shared areas used by guests.

The company said the redesigned prototypes are intended to simplify construction and reduce ongoing operating requirements without compromising the guest experience. The adjustments are particularly relevant as hotel developers continue to face higher building costs and greater pressure to ensure that new projects remain commercially viable.

Hyatt Studios, launched in 2023, targets the upper-midscale extended-stay market, while Hyatt Place operates in the upscale segment. The company continues to expand both brands as part of its wider development strategy.

Hyatt's global development pipeline stands at approximately 154,000 rooms. By adapting hotel layouts to changing economic conditions and owner requirements, the company aims to make future projects more attractive to investors while supporting the expansion of its international portfolio.
